✅ Our rules and guidelines are intended to set clear expectations. They are not strict, but they prevent misunderstandings and help all guests have a seamless experience. ‼️ ⚠️ NO PARKING AVAILABLE AT THE HOUSE FOR THIS ROOM – PARKING IS 18-MINS WALK. ⚠️ THIS LISTING DOES NOT COME WITH PARKING AND IS IDEAL FOR GUESTS WHO WILL NOT BE BRINGING A VEHICLE. Your room has its own private bathroom and can be locked from both inside and outside, with a smart lock. You can use the kitchen to cook, we have a full kitchen with an oven, pots, pans, coffeemaker, toaster and other items. You will have access to resort amenities: gym, heated large pool with change rooms, volleyball court, etc. ❌ DO NOT BOOK if you are not comfortable with shared accommodation. ❌ DO NOT BOOK if you have a problem with following house rules ❌DO NOT BOOK if you have to smoke ❌ DO NOT BOOK if you will drop loose trash in the bin outside, use the kitchen bin. ❌ DO NOT BOOK if you will not do your dishes and clean up after yourself when using the common areas. ❌ DO NOT BOOK without reading the cancellation policy, no refunds outside the policy ❌ We do not have a heated pool; we only have a pool with a spa section. The clubhouse pool is heated year-round and is available free of charge. 📌 If you open it, close it. If you borrow it, return it. If you turn it on, turn it off. If you break it, fix it. If you use it, take care of it. If you make a mess, clean it up. If you move it, put it back. 💤 QUIET HOURS: 10:00 PM - 7:00 AM ‼️ The host comes around often, guests violating house rules will be asked to leave, you may forfeit your money if asked to leave. Located in a beautiful, gated resort community with 24/7 security, you will enjoy full access to a range of resort amenities, including: - Fitness center - Heated swimming pool - Lake view and walking trails - Lounge & large gathering space - Computer room with high-speed internet access - Kids’ play area with slides and swings - Volleyball, basketball, and tennis courts

Your Private spaces: 🔐 Private bedroom with smart lock access 🛁 Private ensuite full bathroom with bathtub ⚠️ Shared spaces in the home: ❌ This is not an entire home and not a hotel-style stay. Only your bedroom and bathroom are private, you will be sharing the kitchen, laundry, pool, living room, garage, and driveway with other guests. ❌ Please note that the BBQ grill located at the patio is not included in the amenities listed for our property and is not available for guests to use. ✅ Guests have free access to the resort's clubhouse facilities, including parking and community pool for a heated swimming experience. The clubhouse also offers indoor amenities such as a gym, lounge and computer room.

In addition to the following, please read HOUSE RULES. ‼️ We monitor the house about smoke, and any inconvenient behavior not allowed will be legally reported to Airbnb and local authorities. 🚭 Smoking inside the house is strictly forbidden and bringing in any substances with a strong odor like marijuana are strictly forbidden as well. We will report to Airbnb if this is an issue we come around. ✅ To enter the resort, we will send you a QR code for your access. To generate your QR code, please send the make, model, number plate, and color of your car to us before your check-in. (ONLY APPLICABLE FOR GUESTS WHO WILL BRING A CAR DURING THEIR STAY, AND BOOKED A ROOM WITH ONSITE PARKING) ❌ Do not book with us if you will be bringing a motorcycle, truck, or trailer as you will have problems with parking at the house and in the resort. 💯 Please obey all resort parking rules. You have to co-ordinate parking with other guests. You can only park one car at the house, if you have a parking concern you may reach out to us between 8am and 12 midnight daily. ❌ DO NOT PARK ON THE STREET, GRASS, AND DO NOT BLOCK ANY PART OF THE SIDEWALK WHEN PARKING ON THE DRIVEWAY. ‼️ You must register your vehicle details with us; unregistered vehicles may be towed. (ONLY APPLICABLE FOR GUESTS WHO WILL BRING A CAR DURING THEIR STAY, AND BOOKED A ROOM WITH ONSITE PARKING) 📝 Please note that if your vehicle gets towed, we do not reimburse towing costs, be very careful in observing parking guidelines to prevent unnecessary expenses and time waste. ❌ Do not bring unregistered visitors or more guests than booked. 📌 The AC is set up for the entire house so if you feel cold, use the duvet. We maintain the temperature around 72 degrees. If the house is hot, inform us. 🤫 Please respect the quiet hours from 10 pm to 7 am. 🍴 NO FOODS UPSTAIRS OR INSIDE THE BEDROOM. 📌 Guests take full responsibility for their belongings in the common areas. While guests are provided with smart room locks, an assigned space in the kitchen fridge and shelf, the host takes no responsibility for guest belongings in the room or in the home. Please leave your valuables in your room and do not share your door codes with anyone. 🚚 Deliveries/packages can be received from UPS, DHL, FedEx and major retailers like Amazon and Walmart. USPS does not deliver to the house. 🧺 You can use the laundry during laundry hours. It is upstairs by the game room behind the double doors. ❌ NO PETS! The property is in an HOA controlled community that does not allow pets. Under state law, service animal fraud is a second-degree misdemeanor that may incur up to $500 in fines and up to 60 days in jail. A convicted individual must perform 30 hours of community service for an organization that serves the disabled.
